West Virginia Real Estate Exam Details
To help you prepare for the West Virginia real state exam, we included information on how to schedule your exam, the exam’s format, and what you’ll be tested on. Now, all that's left to do is study with the best exam prep in the nation!
West Virginia's real estate is administered by Pearson VUE Candidates may schedule their exam by visiting the following site.
Salesperson Exam
- Be at least 18 years of age
- Have a high school diploma or equivalent
- Complete 90 hours of pre-license education
- Submit the WVREC application form
- Pay the required application fee to the WVREC (currently $25).
- The initial license fee (currently $75) is paid after passing the exam and fulfilling all requirements.
- Undergo a background check
- Conducted via IdentoGo (fees are separate).
- Non-U.S. Residents:
- Must submit an Affidavit of Residency, Irrevocable Consent for Service of Process, and a Surety Bond.
- Pass the Salesperson Exam
- Pay the Pearson VUE scheduling/testing fee (check Pearson VUE’s site for the current amount).
Broker Exam
- Be at least 18 years of age
- Have a high school diploma or equivalent
- Have at least 2 years of active experience as a Salesperson
- Provide proof of active licensure and a Broker’s Affidavit on Salesperson’s Training from each broker with whom you have worked.
- Attorneys Seeking Waivers
- If you are a West Virginia-licensed attorney, submit a Certificate of Good Standing from the WV State Bar to request waivers of education/experience.
- Complete Pre-License Education
- WV Salespersons upgrading to Broker: 90 hours total.
- Salespersons from other states: 180 hours total (unless you have comparable, WV-approved coursework).
- Submit the WVREC application form
- Pay the required application fee to the WVREC (currently $25).
- The initial license fee for Brokers (currently $150) is paid after you have passed the exam and met all requirements.
- Undergo a background check
- Conducted via IdentoGo (fees are separate).
- Non-U.S. Residents:
- Must submit an Affidavit of Residency, Irrevocable Consent for Service of Process, and a Surety Bond.
Salesperson Examination
- National Portion
- Number of Scored Questions: 80
- Pretest Questions: 5 (not scored)
- Total: 85 questions
- Time Allowed: 2.5 hours (150 minutes)
- State Portion
- Number of Scored Questions: 50
- Pretest Questions: 5 (not scored)
- Total: 55 questions
- Time Allowed: 1 hour (60 minutes)
Broker Examination
- National Portion
- Number of Scored Questions: 80
- Pretest Questions: 5 (not scored)
- Total: 85 questions
- Time Allowed: 2.5 hours (150 minutes)
- State Portion
- Number of Scored Questions: 60
- Pretest Questions: 5 (not scored)

All candidates are required to present two (2) forms of identification. The name on the identification must exactly match the name on the registration. The primary identification must be government-issued and include a photo and signature. The secondary identification must include a signature and be valid. All forms of identification must be current (unexpired).

- U.S. government-issued passport
- U.S. government-issued military identification card
- U.S. government-issued Alien Registration card (Green Card)
- Canadian government-issued identification
2. Examples of Acceptable Secondary ID
- Credit or debit card (with signature)
- Social Security card (signed)
- Any other form of ID from the primary list (if you have two different government-issued photo IDs)
