The Massachusetts real estate exam is administered by PSI. The most efficient way to schedule the exam is by visiting the site. Candidates may also schedule the exam by calling 855-340-3704.

Current processing time: Candidates who pass the exam will receive their license at the testing center.

Salesperson Exam

• All applicants must be at least 18 years of age and:
• Must complete 40 hours of pre-license salesperson education
• Must obtain a completed Massachusetts Board of Real Estate Educational Certificate form to be completed by a Board approved Real Estate School 
• Must obtain 3 complete candidate endorsements from individuals unrelated to the applicant. They do not need to be residents of Massachusetts. Classmates known by the applicant from only the real estate course may NOT sign the candidate endorsement.
• Must successfully complete the real estate exam
• Must provide a valid Social Security number
• Must pay the license fee on the day of the exam
• Must pay the exam fee ($85)

Broker Exam

• Candidates must be at least 18 years of age and:
• Must complete 40 hours of pre-licensure broker education
• Must have been licensed and affiliated with a Massachusetts broker in the capacity of a Massachusetts real estate salesperson for 3 years. The experience requirement must be no more than 2 years old when the examination is taken. The applicant must obtain a completed Massachusetts Board of Real Estate Educational Certificate form to be completed by a Board approved Real Estate School.
• Must have a current Massachusetts salesperson license
• Must bring the Salesperson wallet license to the test center 
• Must have a $5,000 surety bond on the original form (a copy is not acceptable) completed and signed by the insurance agent, signed by the principal candidate/examinee, and witnessed.
• Must obtain 3 complete candidate endorsements from individuals unrelated to the applicant. They do not need to be Massachusetts residents. Classmates known by the applicant from only the real estate course may NOT sign the candidate endorsement. 
• Must successfully complete the real estate exam
• Must provide a valid Social Security number
• Must pay the license fee on the day of the exam ($106)

Salesperson Examination: The exam consists of a general portion and a state portion. The general portion has 80 questions and candidates have 150 minutes to complete it. The state portion has 40 questions and candidates have 90 minutes to complete it.

Broker Examination: The exam consists of a general portion and a state portion. The general portion has 75 questions and candidates have 150 minutes to complete it. The state portion has 40 questions and candidates are given 90 minutes to complete it.

The exam is multiple choice and is given on computer. It can be taken at the following locations: Boston, Auburn, Fall River, Lawrence, and West Springfield. 

The national portion of the exam covers the following topics:

• Land use controls and regulations
• Valuation and market analysis
• Financing
• General principles of agency
• Property condition and disclosures
• Contracts
• Transfer of title
• Real estate calculations
• Specialty areas

The state portion covers the following topics:

• Duties and powers of the Board of Registration of Real Estate
• Licensing requirements
• Requirements governing licensees 
• Additional topics

Salesperson Examination: A passing score is 70% or higher.

Broker Examination: A passing score is 70% or higher. 

All candidates must provide 2 forms of signature-bearing identification, which must match the information on the candidate's registration. The primary identification can be any of the following:

• Government-issued Driver's License 
• US State Department Driver's License
• Learner's Permit (plastic card only with photo and signature)
• National/State/Country Identification card
• US Government-issued Military ID card
• US Government-issued Military ID card for spouses or dependents 
• US Government-issued Alien Registration card 

Secondary identification can be any of the following:

• Credit or debit card (must be signed)
• Social Security card
• Any form of ID on the primary list
