How to Get a Delaware Real Estate License

1. Enroll in accredited pre-licensing program

You must enroll in a state-accredited pre-licensing program to fulfill the state’s educational requirement. That’s where US Realty Training comes in. 2. Earn your course certificates

After completing the pre-licensing program, you will receive your course certificates. Your certificates are proof that you have fulfilled the educational requirement and that you’re ready for the real estate exam.

3. Pass the real estate exam

Passing the real estate exam shows that you have learned and understood the necessary education to be a real estate agent. After passing, you are awarded your real estate license and can start your real estate career!

Here's how the live training program works:

The Live Training + Online Program gives you the state-mandated textbook material plus supplemental* training to prepare you for a successful career in real estate. This 3-month program includes live instruction (Webinar or In-Person) and online coursework for the following REQUIRED COURSES:

• Real Estate Practice
• Real Estate Principles
• Real Estate Finance

These courses are prerequisites, but do not cover everything you'll be tested on for the state exam. This is why we include a state exam prep which features digital flashcards and unlimited practice exams to help you pass on your first try!

FREQUENCY OF TRAINING -- (How many classes are included?)
If you choose weekdays - 2 times a week (6 two-hour sessions a month)
If you choose Saturdays - once a week (3 four-hour sessions a month)

Classes are held for the first 3 weeks of each month, and the 4th week you will have off to take the quizzes and complete the course final exam online.

DURATION OF CLASSES -- (How long do I have access to the classes?)

You will receive 3 consecutive months of training. You will cover 1 course a month. Concurrently, you receive 6 months of online access to the courses to read the e-Books, take chapter quizzes, and pass the course final exams. Keep in mind, the chapter quizzes and course exams are OPEN BOOK!

    How much does a Delaware real estate license cost?

    The total estimated cost ranges from $1,000 to $1,350.

    • 99-Hour Pre-Licensing Course: $700 – $950 (varies by provider).
    • Exam Fee: $85 per attempt
    • Background Check & Fingerprinting: $52 – $65
    • License Application Fee: $149 (plus a required $25 Guaranty Fund fee).
    How long does it take to get a real estate license in Delaware?

    Most applicants complete the process in 3 to 5 months. The mandatory 99 hours of coursework is significantly higher than most states. Full-time students can finish classes in about 3 weeks, while part-time students typically take 10–15 weeks. You should also account for 2–4 weeks for background check processing.

    What are the requirements for a Delaware real estate license?
    • Be at least 18 years old with a high school diploma or GED.
    • Complete 99 hours of approved pre-license education (Law, Sales, Math, and Orientation).
    • Pass the course final exam with an 80% and the state exam with a 70%.
    • Submit a criminal background check via digital fingerprints.
    • Obtain sponsorship from a licensed Delaware Broker of Record.
    Does Delaware have license reciprocity with other states?

    Delaware does not have a limited list of reciprocity states. Instead, it offers licensure by reciprocity to any agent with an active, good-standing license in another jurisdiction.

    • Requirement: Reciprocal applicants must pass the Delaware Law portion of the state exam and provide a certified license history from their current state.
    Can I take the Delaware real estate exam online?

    No. All Delaware licensing exams must be taken in person at an authorized Pearson VUE testing center. Local centers include Dover and Newark, with additional out-of-state sites available in Salisbury (MD) and Philadelphia (PA).

    When should I start my background check?

    You should initiate your background check through IdentoGO after you finish your pre-license course. Results are sent directly to the Commission and are generally valid for six months. Use the specific service code provided in your candidate handbook to ensure the results reach the correct department.

    How often do I need to renew my Delaware license?

    Licenses are renewed every two years on April 30 of even-numbered years.

    • Continuing Education (CE): You must complete 21 hours of CE per cycle.
    • New Salesperson Requirement: If it is your first year, you must complete 12 hours of specific "New Salesperson" modules within 90 days of your license issuance.
