Washington D.C. Real Estate Exam Details
To help you prepare for the Washington D.C. real state exam, we included information on how to schedule your exam, the exam’s format, and what you’ll be tested on. Now, all that's left to do is study with the best exam prep in the nation!
The Washington D.C. real estate exam is administered by PSI. Candidates may schedule their exam online by visiting the following site or by calling PSI at 855-557-0616.
Current processing time: Processing typically takes 5-10 business days.
Salesperson Exam
- All applicants must be at least 18 years of age and:
- Must have a high school diploma or equivalent
- Must complete a 60-hour Salesperson pre-licensing education
- Must schedule the Salesperson exam through PSI
- Must successfully pass the real estate exam
- After passing the exam, applicants must apply for a license
- Must pay the exam fee ($69) and license fee ($255)
Broker Exam
- All applicants must be at least 18 years of age and:
- Must have a high school diploma or equivalent
- Must complete a 135-hour Broker pre-licensing education
- Must schedule the Broker exam through PSI
- Must possess a Salesperson license and provide documentation of 2 years of experience as a salesperson
- Must successfully pass the real estate exam
- After passing the exam, applicants must apply for a license
- Must pay the exam fee ($69) and license fee ($255)
Salesperson Examination: The exam consists of a national portion and a state portion. The national portion includes 80 questions and candidates have 120 minutes to complete it. The state portion includes 30 questions and candidates have 90 minutes to complete that portion.
Broker Examination: The exam consists of a national portion and a state portion. The national portion includes 80 questions and candidates have 120 minutes to complete it. The state portion has 40 questions and candidates have 90 minutes to complete it.
The exam is given in multiple-choice format on computer. It can be taken at the following location:

The following categories are featured on both the Salesperson and Broker Licensing Exam. The percentages show the make-up of how many questions you should expect to see from each category.
The national portion of the salesperson and broker exams covers the following topics:
- Property ownership (Salesperson 8%; Broker 10%)
- Land use controls and regulations (Salesperson 5%; Broker 5%)
- Valuation and market analysis (Salesperson 7%; Broker 7%)
- Financing (Salesperson 10%; Broker 8%)
- General principles of agency (Salesperson 13%; Broker 11%)
- Property disclosures (Salesperson 6%; Broker 7%)
- Contracts (Salesperson 17%; Broker 18%)
- Leasing and property management (Salesperson 3%; Broker 5%)
- Transfer of title (Salesperson 8%; Broker 7%)
- Practice of real estate (Salesperson 13%; Broker 14%)
- Real estate calculations (Salesperson 10%; Broker 8%)
The state portion of the salesperson and broker exams covers the following topics:
- Duties and powers of the Real Estate Commission (Salesperson 20%; Broker 12.5%)
- Licensing requirements (Salesperson 13%; Broker 15%)
- Statutory requirements governing the activities of licensees (Salesperson 67%; Broker 60%)
- Responsibilities specific to brokerage practice (Broker 12.5%)
Salesperson Examination: A passing score is 75 or higher.
Broker Examination: A passing score is 75 or higher.
All applicants must provide 2 forms of identification, one of which must be a valid, government-issued ID that includes a signature and photograph. The secondary identification must include a signature and the applicant's preprinted legal name.
The primary identification can be any of the following:
- State-issued driver's license
- State-issued identification card
- US government-issued Passport
- US government-issued Military Identification card
- US government-issued Alien Registration card
The secondary identification can be any of the following:
- Credit card (must be signed)
- Debit card (must be signed)
- Wholesale store card
