Missouri Real Estate Exam Details
To help you prepare for the Missouri real state exam, we included information on how to schedule your exam, the exam’s format, and what you’ll be tested on. Now, all that's left to do is study with the best exam prep in the nation!
The Missouri real estate exam is administered by PSI. Candidates may schedule the exam by visiting the site. Candidates may also schedule their exam by calling 888-818-5829.
Current Processing timeframes: Real estate licenses are typically processed in 1-2 weeks.
Salesperson Exam
- Applicants must be at least 18 years of age
- Must submit fingerprints and undergo a Missouri and federal criminal history background check. ($41.75)
- Must pay the exam fee ($68) and license fee ($90)
Additionally, applicants:
- Must successfully complete a 48-hour pre-exam salesperson course from an accredited Missouri real estate school on or before the exam date AND have a Certificate of Satisfactory Completion prior to submitting the application
- Must successfully complete the 24-hour Missouri Real Estate Practice Course (MREP) prior to submitting application for license; MREP course can be taken before or after the exam date but must be taken AFTER successful completion of the 48-hour pre-exam salesperson course. The complete application for license must be submitted within 6 months of the completion date of the 48-hour pre-exam salesperson course.
These academic requirements can be skipped when applicants:
- Are a licensed attorney and pass BOTH portions of the Missouri salesperson exam. (Education requirements are waived.) Complete application for license must be submitted within 6 months of passing the exam. If both portions of the exam are not passed at one sitting, the application for license must be submitted within 6 months of the first passing exam score. A copy of the current Bar card must be provided with the application for license OR:
- Hold a current and active real estate license in another jurisdiction, pass the STATE portion of the Missouri salesperson exam, and complete the 24-hour Missouri Real Estate Practice Course (MREP) prior to submitting application for license. MREP course can be taken before or after the exam date. Complete application for license must be submitted within 6 months of passing the exam. A current license (history) certification issued within 3 months from the real estate commission of the state/jurisdiction from which currently licensed must be provided with the application for licensure. (A copy of license is not acceptable.)
Broker Exam
- Applicants must be at least 18 years of age
- Must provide evidence of being fingerprinted through the approved statewide vendor
- Must submit fingerprints and undergo a Missouri and federal criminal history background check. ($40.50)
- Must successfully complete the real estate exam
- Must pay exam fee ($68) and license fee ($130)
Fulfill ONE of the following requirements:
- Must hold a current and active Missouri salesperson license for at least 24 of the last 30 months immediately preceding the application for license, earn a Certificate of Satisfactory Completion from a 48-hour pre-exam broker course from an accredited Missouri real estate school on or before the exam date, and pass BOTH portions of the Missouri broker exam. Complete application for license must be submitted within 6 months of the completion date of the 48-hour pre-exam broker course OR:
- Be a licensed attorney, hold an active salesperson license and pass BOTH portions of the Missouri broker examination, OR if unlicensed, first pass BOTH portions of the Missouri salesperson examination and then BOTH portions of the Missouri broker examination. (Education requirements and license experience are waived.) Complete application for license must be submitted within 6 months of passing the Missouri broker exam. If both portions of the exam are not passed at one sitting, the application for license must be submitted within 6 months of the first passing broker exam score. A copy of current Bar card must be provided with the application for license; OR:
- Hold a current and active salesperson license in another jurisdiction, have 24 hours of the last 30 months active salesperson experience, earn a Certificate of Satisfactory Completion from a 48-hour pre-exam broker course from an accredited Missouri real estate school on or before the exam date, and pass BOTH portions of the Missouri broker examination. Complete application for license must be submitted within 6 months of the completion date of the 48-hour pre-exam broker course. A current license (history) certification issued within 3 months from the real estate commission of the state/jurisdiction from which currently licensed must be provided with the application for licensure. (A copy of license is not acceptable.) OR:
- Hold a current and active broker license in another jurisdiction, have 24 of the last 30 months active license experience as a real estate salesperson or broker, pass the STATE portion of the Missouri broker exam. Complete application for license must be submitted within 6 months of passing the STATE portion of the broker exam. A current license (history) certification issued within 3 months from the real estate commission of the state/jurisdiction from which currently licensed must be provided with the application for licensure. (A copy is not acceptable.)
Salesperson Examination: The exam consists of a national and a state portion. The total time allowed for both portions is 4.5 hours. The questions on the exam will be intermixed and will not appear as separate sections. There are 40 questions on the state portion and 100 questions on the national portion.
Broker Examination: The broker exam consists of a national portion and a state portion. The national portion consists of 10 simulation problems and the state portion consists of 75 multiple choice questions. Candidates have 4.5 hours to complete both portions of the exam.
The exam is multiple choice and is given by computer. It can be taken at the following locations: St. Louis, Springfield, Jefferson City, Kirksville, West Plains, and Olathe, KS.
The exam covers the following topics:
- Property ownership
- Land use controls and regulations
- Valuation and market analysis
- Financing
- General principles of agency
- Property disclosures
- Contracts
- Leasing and property management
- Transfer of title
- Practice of real estate
- Real estate calculations
Salesperson Examination: A passing score for the national portion is 70 correct answers, and the passing score for the state portion is 30 correct answers.
Broker Examination: A passing score on the state multiple-choice portion is 57 correct answers.
Candidates must provide 2 forms of identification. The primary form must be government-issued, current, and include the applicant's name, signature and photograph. No form of temporary identification will be accepted. Any of the following forms of identification may be used:
- Driver's license with photograph
- State identification card with photograph
- Passport
- Military identification card with photograph
The secondary identification must display the candidate's name and signature and can be any of the following:
- Credit card with signature
- Social Security card with signature
- Employment/Student ID with signature
If the candidate's name on their registration is different than it appears on their identification, the candidate must bring proof of their name change.
