The Mississippi real estate exams are administered by PSI. Candidates can schedule an exam by going to the website. Candidates can also schedule exams by calling PSI at 855-557-0620.

Salesperson Exam

• Applicants must be at least 18 years of age
• Must be a resident of Mississippi prior to completing the application
• Must complete a minimum of 60 hours of real estate courses that are approved by the Mississippi Real Estate Commission
• Must submit fingerprints for a background check ($50)
• Must pass the licensing exam
• Must work under the supervision of a Mississippi real estate broker
• Must complete an approved 30-hour post-license course within one year after being issued the temporary salesperson's license
• Must pay the exam fee ($75)

Broker Exam

• Applicants must be at least 21 years of age and:
• Must be a resident of Mississippi prior to completing the application
• Must submit fingerprints for a background check ($50)
• Must be licensed as a Mississippi salesperson on ACTIVE status for a minimum of 12 months immediately prior to applying for a broker license. If the applicant is not currently licensed as a salesperson, college real estate education is required to qualify for a broker license
• Must complete 30 hours of post-license education courses within 1 year of passing the exam
• Must submit a bank reference letter
• Must provide a reference letter from the present responsible broker
• Must pay the exam fee ($75) and the license fee ($135)

Must have satisfied the following education requirements before they take the examination:

• Active sales license for 12 months immediately preceding application and 120 classroom hours of real estate courses from a college/community college or from a Mississippi approved pre-license education provider. 
• Without one year experience immediately prior to application, 150 classroom hours of real estate courses that are part of a degree granting program from a college/community college is required

Salesperson Examination: The exam consists of a general portion and a state portion. There are 80 questions on the general portions and candidates have 2.5 hours to complete it. The state portion has 40 questions and candidates have 1.5 hours to complete it.

Broker Examination: The exam consists of a general portion and a state portion. There are 75 questions on the general portion and candidates have 2.5 hours to complete it. The state portion has 40 questions and candidates have 1.5 hours to complete it. 

The exam is multiple choice and will be given on a computer. The exam is given in the following locations: Jackson, MS, Metairie, LA, Baton Rouge, LA, Memphis, TN, and Mobile, AL.

• Licensing requirements and license maintenance
• Property condition disclosures
• Agency disclosure and duties to parties
• Out-of-state brokers and developers
• Trust accounts
• Broker responsibilities
• Records and documents
• Advertising/Marketing/Internet Questions

Salesperson Exam: A passing score on the general exam is 70% or higher. A passing score on the state exam is 75% or higher.

Broker Exam: A passing score on the general exam is 75% or higher. A passing score on the state exam is 80% or higher.

All candidates are required to provide 1 form of identification. It must contain the candidate's signature, photo, and be current. The identification can be any of the following:

• State issued driver's license
• State issued identification card
• US Government-issued passport
• US Government-issued military identification card (not allowed for remote testing)
• US Government-issued Alien Registration card
• Canadian Government-issued ID
