The Oregon real estate exam is administered by PSI. Candidates may schedule their exam online by visiting the following site. Additionally, candidates may call PSI at 833-892-5441.

Broker Exam

• Applicants must be at least 18 years of age and:
• Have a high school diploma or the equivalent 
• Must have registered for an account at eLicense, the online license management system of the Oregon Real Estate Agency
• Must provide documentation of having completed 150 hours of pre-license education from a real estate school that is approved by the Agency
• Must successfully complete the real estate exam 
• Must provide fingerprints and undergo a criminal background check
• Must have a supervising broker add the candidate's pending license to their business (this can be done through eLicense) 
• Must pay exam fee ($75) and license application fee ($300)

Principal Broker Exam

• Applicants must be at least 18 years of age and:
• Must have a high school diploma or equivalent
• Must have three years of active real estate license experience
• Must apply for a principal broker license using your existing eLicense account
• Must successfully complete the 40-hour Brokerage Administration and Sales Supervision (BASS) course from a continuing education provider that is certified by the Agency
• Must submit fingerprints and undergo a criminal background check
• Must successfully complete the broker exam
• Must choose to work under an existing business name (the principal broker of the business must add your license to the business); OR work under your own registered business name
• Must pay exam fee ($75) and license application fee ($300)

Broker Examination: The broker examination consists of a national portion and a state portion. The national portion includes 80 questions, and the state portion has 50 state-specific questions. Candidates are given 120 minutes for the national portion and 75 minutes for the state portion.

Principal Broker Examination: The principal broker examination consists of a national portion and a state portion. The national portion has 80 questions, and the state portion has 50 questions. Candidates are given 120 minutes for the national portion and 75 minutes for the state portion.

The exam is in multiple-choice format and is given on computer. It may be taken at the following locations: Baker City, Bend, Eugene, Independence, Medford, Portland, and Wilsonville.

The national portion of the exam covers the following topics:

• Property ownership (Broker 8%; Principal Broker 10%)
• Land use controls and regulations (Broker 5%; Principal Broker 5%)
• Valuation and market analysis (Broker 7%; Principal Broker 7%)
• Financing (Broker 10%; Principal Broker 8%)
• General principles of agency (Broker 13%); Principal Broker 11%) 
• Property condition and disclosures (Broker 6%; Principal Broker 7%)
• Contracts (Broker 17%; Principal 18%)
• Transfer of title (Broker 8%; Principal Broker 7%))
• Practice of real estate (Broker 13%; Principal Broker 14%))
• Real estate calculations (Broker 10%; Principal Broker 8%)
• Leasing and property management (Broker 3%; Principal Broker 5%)

The state-specific portion of the exam covers the following topics:

• License law and disciplinary measures (Broker 6 items; Principal Broker 8 items)
• Handling of clients' funds (Broker 3 items; Principal Broker 5 items)
• Agency law and rules (Broker 5 items; Principal Broker 5 items)
• Regulation of broker activities (Broker 12 items; Principal Broker 8 items)
• Document handling and recordkeeping (Broker 5 items; Principal Broker 4 items)
• Property management (Broker 4 items; Principal Broker 6 items) 
• Oregon real estate related statutes (Broker 15 items; Principal Broker 15 items)

Broker Examination: A passing score is 75% or higher.

All candidates must provide 1 form of identification. It must be valid, government-issued, and must include a photograph and a signature. That identification may be any of the following:
