What to Expect

In Mississippi, you must complete a 60-hour pre-license course approved by the Mississippi Real Estate Commission before applying for a real estate salesperson license. We've partnered with a company to provide online pre-licensing courses that include chapter quizzes and a final exam, with opportunities for retakes if needed.

FAQs About Getting a Real Estate License in Mississippi
To make the process easier, here are the most common questions we get from students becoming agents about what it takes to get licensed and start a career in real estate.
How much does a Mississippi real estate license cost?
The total cost of obtaining a Mississippi real estate license ranges from $500 to $700. Here’s a breakdown of typical expenses:
- Pre-licensing course: $300–$500
- Exam fee: $75
- License application fee: $120
Can I get a Mississippi real estate license if I’m already licensed in another state?
Mississippi does have a path for nonresident or reciprocal applicants, but MREC’s own forms make clear that the requirements can differ depending on whether you are applying through reciprocity or without reciprocity.
Mississippi’s official materials say reciprocal agreements vary by state, and applicants may still need to satisfy Mississippi requirements such as documentation, education, and possibly an exam. So I would replace “Mississippi offers reciprocity with all states” with more careful wording.
How long does it take to get a Mississippi real estate license?
The process depends mostly on how quickly you finish the 60-hour course, pass the exam, complete fingerprinting/background review, and submit your application. Mississippi’s resident salesperson application instructions also say submitted certificates of licensure from other states must be received by MREC within 60 days of the notary date, which shows the Commission does enforce timing rules closely during application processing.
Do I need post-license education in Mississippi?
Mississippi requires new salespersons to complete 30 hours of post-licensing education, with at least 24 hours in specific required subjects. MREC’s reciprocal and nonresident broker materials also state that this post-licensing requirement must be completed within one year of licensure to renew a temporary license on a permanent basis.
How often do I renew my Mississippi real estate license?
Mississippi real estate licenses must be renewed every two years. For each renewal cycle, licensees must complete 16 hours of continuing education to keep the license active.
What should I do after getting my Mississippi real estate license?
After obtaining your Mississippi real estate license, it’s essential to focus on building your client network through strategic marketing and social media efforts.
Joining local real estate associations can provide valuable resources, networking opportunities, and industry insights.
To stay competitive, attend workshops and training sessions that sharpen your skills and keep you updated on market trends. Additionally, creating a business plan will help guide your activities, set clear goals, and track your progress, ensuring you stay organized and focused as you grow your real estate career.
