Nevada Real Estate Exam FAQs
To help you prepare for the Nevada real state exam, we included information on how to schedule your exam, the exam’s format, and what you’ll be tested on. Now, all that's left to do is study with the best exam prep in the nation!
The Nevada real estate exam is administered by Pearson VUE. Candidates may schedule an exam online by visiting the site. Candidates may also call Pearson VUE to schedule an exam at 888-248-8055.
Reservations should be made at least 24 hours prior to the desired examination date.
Current processing time: Nevada real estate licenses are typically processed in 5-10 business days.
Salesperson Exam
- Applicants must be at least 18 years of age and:
- Must have high school diploma or equivalent
- Must submit fingerprints to the Department of Public Safety for a criminal background check
- Must submit proof of 90 hours of pre-license education
- 45 hours or 3 college credits in Real Estate Principles
- 45 hours or 3 college credits in Real Estate Law (must include 18 hours in Nevada law)
- Must successfully pass the real estate exam
- Must have a completed and signed application form Checklist and Application
- Must pay exam fee ($100) and license fee ($140)
Broker Exam
- Applicants must be at least 18 years of age and:
- Complete confidential financial statement and credit report; these must be approved before a salesperson can apply for a broker’s license
- Must provide proof of 2 years of active full-time experience within the last 4 years
- Must submit fingerprints to the Department of Public Safety for a criminal background check
- Must provide proof of completion of pre-license education requirements:
- 45 hours or 3 college credits in Real Estate Principles or licensed experience
- 45 hours or 3 college credits in Real Estate Law or licensed experience, (must include 18 hours Nevada law provided by a NV school)
- 45 hours or 3 college credits in Real Estate Appraisal course or licensed experience
- 45 hours or 3 college credits in Broker Management course (Nevada specific course)
- Must have a completed and signed application form Checklist and Application
- Must pay the exam fee ($100) and license fee ($160)

Salesperson Examination: The exam consists of a national portion and a state-specific portion. The national portion includes 80 questions and candidates have 150 minutes to complete it. The state portion has 40 questions and candidates have 90 minutes to complete it.
Broker Examination: The exam consists of a national portion and a state-specific portion. The national portion includes 80 questions and candidates have 150 minutes to complete it. The state portion has 50 questions and candidates have 90 minutes to complete it.
The exam is multiple-choice and is given by computer. The exam can be taken at the following locations: Elko, Las Vegas, and Reno.
The following categories are featured on both the Salesperson and Broker Licensing Exam. The percentages show the make-up of how many questions you should expect to see from each category.
The national portion covers the following topics:
- Real property characteristics, definitions, ownership, restrictions, and transfer (Salesperson 9 items; Broker 9 items)
- Forms of ownership, transfer, and recording of title (Salesperson 8 items; broker 8 items)
- Property value and appraisal (Salesperson 11 items; broker 10 items)
- Real estate contracts and agency (Salesperson 16 items; broker 17 items)
- Real estate practice (Salesperson 14 items; broker 13 items)
- Property disclosures and environmental issues (Salesperson 8 items; broker 8 items)
- Financing and settlement (Salesperson 7 items; Broker 7 items)
- Real estate math calculations (Salesperson 7 items; Broker 8 items)
The state portion covers the following topics:
- Duties and powers of the commission (Salesperson 5%; Broker 5%)
- Licensing requirements (Salesperson 5%; Broker 5%)
- Agency (Salesperson 20%; Broker 20%)
- License practice (Salesperson 20%; Broker 20%)
- Disclosures (Salesperson 20%; Broker 20%)

Salesperson Examination: A passing score is 75 or higher.
Broker Examination: A passing score is 75 or higher.
Candidates are required to bring 2 forms of identification on the day of the exam. The name on the identification must exactly match the name on the registration. The primary identification must be government-issued and include a photograph and a signature. The secondary form of identification must include a valid signature.
Primary identification can be any of the following:
- US Driver’s License
- US Department of State Driver’s License
- US Learner’s Permit (plastic card only with photo and signature)
- National/State/Country ID card
- Passport
- Passport card
- Military ID
- Military ID for spouse or dependent
- Alien registration card
Secondary identification can be any of the following:
- Social Security card
- Debit or credit card
- Any form of ID on the primary list
Candidates are also permitted to bring a basic (non-scientific) calculator.
