Washington Real Estate Exam FAQs
To help you prepare for the Washington real state exam, we included information on how to schedule your exam, the exam’s format, and what you’ll be tested on. Now, all that's left to do is study with the best exam prep in the nation!
The Washington real estate exam is administered by PSI. Candidates may schedule an exam online or by calling PSI at 855-746-8168.
Current processing timeframes: Real estate licenses are generally processed in 3-5 days.
Broker Exam
- All applicants must be at least 18 years of age and:
- Must have a high school diploma or equivalent
- Must register as a student on the Washington Student User Portal located on the PSI website
- Must complete 60 hour Real Estate Fundamentals course and a 30 hour Real Estate Practices courses before candidate schedules an examination appointment; applicant's education provider must submit confirmation of course completion to PSI electronically
- Must successfully complete the real estate exam within 2 years of completing the Real Estate Fundamentals and Real Estate Practices courses
- Must submit fingerprints and undergo a background check through IdentoGo
- Must pay exam fee ($210) and license fee ($223)
Managing Broker Exam
- All applicants must be at least 18 years of age and:
- Must have a high school diploma or equivalent
- Must register as a student on the Washington Student User Portal located on the PSI website
- Must complete 90 hours of pre-license education (30 hours of brokerage management, 30 hours of business management, and 30 hours of advanced real estate law)
- Must provide documentation of at least 3 years of full-time experience as an active real estate broker, or other qualifying experience
- Must successfully complete the real estate exam
- Must submit fingerprints and undergo a background check through IdentoGo
- License will be activated when candidate accepts an online request to join a firm
- Must pay exam fee ($210) and license fee ($320)
Broker Examination: The exam consists of a national portion and a state portion. The national portion includes 100 questions and the state portion includes 30 questions. Candidates have 3.5 hours to complete both portions.
Managing Broker Examination: The exam consists of a national portion and a state portion. The national portion includes 90 questions and the state portion includes 44 questions. Candidates have 4 hours to complete both portions.
The test is given in multiple-choice format and is given by computer. It may be taken at the following locations: Bellevue, Bremerton, East Wenatchee, Ellensburg, Everett, Kennewick, Lakewood, Olympia, Spanaway, Spokane, Yakima.
The national portion of the broker examination covers the following topics:

The state portion of the managing broker exam covers the following topics:
- General rules (6 questions)
- Licensing requirements (9 questions)
- Washington Statutes and rules governing licensing activity (18 questions)
- Real estate brokerage relationships (7 questions)
- Scenarios in real estate practice (4 questions)
The broker exam consists of 100 national questions and 30 state-specific questions. The difficulty of each item on the examination for the minimally competent practitioner (MCP) has been previously evaluated. These judgments are averaged to determine the minimum passing score.
The managing broker exam national portion consists of 10 simulation problems and the state-specific portion consists of 5 simulation problems. A minimum passing level was established for the section using the scoring weights assigned to the options in that section and represents the level of performance expected of a minimally competent practitioner. This overall examination has an Information Gathering (IG) MPL and a Decision Making (QM) MPL, which represent the sums of the MPLs of all IG and DM sections on the examination. Your raw total scores must meet or exceed the MPL in both IG and DM to pass the examination.
All candidates are required to bring 2 forms of identification. These must be current and contain a signature. Identification can include any of the following:
- Driver's license
- Passport
- Green card
- Social Security card
- Debit or credit card (with signature)
Candidates are permitted to bring a basic, non-scientific calculator
