Utah Real Estate Exam FAQs
To help you prepare for the Utah real state exam, we included information on how to schedule your exam, the exam’s format, and what you’ll be tested on. Now, all that's left to do is study with the best exam prep in the nation!
Utah's real estate exams are administered by Pearson VUE. Candidates may schedule an exam online or calling Pearson VUE at 800-359-9333.
Salesperson Exam
- All applicants must be at least 18 years of age and:
- Must have a high school diploma or equivalent
- Must complete 120 hours of approved pre-license education courses; must be completed no longer than 1 year before applying for a license
- Must successfully complete the Sales Agent exam; a license request must be made within 90 days of passing the exam
- Must submit the license application to the Division of Real Estate
- Must pay exam fee ($59) and license fee ($157)
Broker Exam
- All applicants must be at least 18 years of age and:
- Must have a reputation for honesty, integrity, truthfulness, and competency
- Must provide documentation of having at least 3 years of experience as a real estate licensee
- Must have accumulated at least 60 documented experience points within the 5-year period preceding the date of the application
- Must successfully complete 120 hours of approved education at an accredited Real Estate Pre-License School.
This following courses must be completed in the pre-licensing program:
- Part 1 Utah Law (30 hours, including 3 hours testing)
- Part 2 Broker Principles (Fundamentals) (45 hours, including 4 hours of testing)
- Part 3 Broker Practices (Broker Level) (45 hours, including 4 hours of testing)
- Must not have been convicted of a felony in the last 5 years, or any misdemeanor involving fraud, misrepresentation, theft, or dishonesty within the last 3 years
- Must successfully pass the Broker Exam
- Must submit an application to the Utah Real Estate Division and include the licensing checklist
- Must pay exam fee ($59) and license fee ($157)
Salesperson Examination: The exam consists of a national portion, which includes 80 questions, and a state portion, which includes 50 questions. Candidates have a total of 4 hours to complete the exam.
Broker Examination: The exam consists of a national portion, which includes 80 questions, and a state portion, which includes 90 questions. Candidates have a total of 4 hours to complete the exam.
The exam is in multiple-choice format and is given by computer. It may be taken at the following locations: Bountiful, Cedar City, Draper, Logan, Moab, Ogden, Orem, Richfield, Roosevelt, and St. George. Candidates may also take the exam in Grand Junction, Colorado, and Las Vegas, Nevada.
The following categories are featured on both the Salesperson and Broker Licensing Exam. The percentages show the make-up of how many questions you should expect to see from each category.
The national portion covers the following topics:
- Real property characteristics, definitions, ownership, restrictions, and transfer (Salesperson 9 items; Broker 9 items)
- Forms of ownership, transfer, and recording of title (Salesperson 8 items; Broker 8 items)
- Property value and appraisal (Salesperson 11 items; Broker 10 items)
- Real estate contracts and agency (Salesperson 16 items; Broker 17 items)
- Real estate practice (Salesperson 14 items; Broker 13 items)
- Property disclosures and environmental issues (Salesperson 8 items; Broker 8 items)
- Financing and settlement (Salesperson 7 items; Broker 7 items)
- Real estate math calculations (Salesperson 7 items; Broker 8 items)
The state portion covers the following topics:
- Definitions (Salesperson 3 items; Broker 5-7 items)
- Licensing (Salesperson 8 items; Broker 15-17 items)
- Real estate office procedures (4-5 items)
- Property management (Salesperson 3 items; Broker 4-6 items)
- Licensee practice (Salesperson 15-17 items; Broker 33-35 items)
- Additional state topics (Salesperson 1-3 items; Broker 8-10 items)
- Enforcement (4-5 items)
- Real estate education, research and recovery (Salesperson 1-2 items; Broker 2-3 items)
- Closing statements (Salesperson 6-8 items; Broker 6-8 items)
- Disciplinary action (brokers only; 9-11 items)
Salesperson Examination: A passing score is 70% or higher.
Broker Examination: A passing score is 75% or higher.
All applicants must present 2 forms of current signature identification, and the name on the identification must exactly match the name on the registration. The primary form of identification must be government-issued and must include a photograph and a signature. The secondary identification must contain a signature.
The primary form of identification can be any one of the following:
- Government-issued driver's license
- US Department of State driver's license
- US Learner's Permit (plastic card only with photo and signature)
- National/State/Country identification card
- Passport
- Passport card
- Military ID
- Military ID for spouses and dependents
- Alien registration card
Secondary identification can be any one of the following:
- US Social Security card
- Debit or credit card
- Any form of ID on the primary list
Candidates are also permitted to bring a basic, non-scientific calculator.
