If your state uses PSI, your entire license hinges on one computer-based test. The good news is that it's predictable. Once you know the format and the topics it leans on, you can prepare with precision instead of dread.

This guide covers what the PSI real estate exam is, which states use it, exactly what it tests, and the study plan that gets people through on the first attempt. No fluff, just what you need to walk in ready.

QuestionQuick answer
What is the PSI real estate exam? It's the state-licensing test administered by PSI Services, covering a national portion and a state-specific portion.
Which states use PSI? Many states use PSI, including Ohio, Pennsylvania, and Virginia. The list changes, so confirm with your state agency.
How many questions are on the PSI exam? The national portion has about 80 to 100 questions and the state portion adds about 30 to 50.
What score do I need to pass the PSI exam? Most states require about 70% on each portion, though your state sets the exact cutoff.
Is the PSI real estate exam hard? It's challenging but very passable. Its scenario-based questions reward practice over memorization.

What is the PSI real estate exam?

The PSI real estate exam is the state-licensing test administered by PSI Services, one of the two main companies states hire to deliver their real estate exams. It measures whether you understand national real estate principles and your state's specific laws well enough to be licensed.

PSI Services is a testing vendor, not a real estate authority. Your state's licensing agency writes the rules and sets the passing score. PSI just delivers the test at its centers and online. If your state uses PSI, you'll register through PSI and test at a PSI location. Not sure who your state uses? If it's not PSI, it's likely the other major vendor, covered in our Pearson VUE real estate exam guide.

Which states use PSI for the real estate exam?

Many states use PSI to administer their real estate exam, though the list changes as states renew testing contracts. The states below currently use PSI for real estate licensing.

States that use PSI for the real estate exam
Colorado, Connecticut, Hawaii, Illinois, Iowa, Kentucky, Maryland, Massachusetts, Michigan, Minnesota, Mississippi, Missouri, Montana, New Jersey, New Mexico, Ohio, Oklahoma, Oregon, Pennsylvania, South Carolina, Tennessee, Virginia, Washington, Washington DC, and West Virginia

Provider contracts change, so confirm your state still uses PSI on your state licensing agency's website before you register. If your state isn't listed, check our Pearson VUE guide.

What is on the PSI real estate exam?

The PSI real estate exam has two portions: a national portion of about 80 to 100 questions and a state portion of about 30 to 50. You usually get 2 to 3 hours for the national portion and 1 to 1.5 hours for the state portion.

The national portion covers the concepts tested everywhere:

  1. Property ownership and legal descriptions
  2. Land use controls and regulations
  3. Valuation and market analysis
  4. Financing
  5. Agency and fiduciary duties
  6. Property disclosures
  7. Contracts
  8. Leasing and property management
  9. Transfer of title
  10. Real estate math

The state portion covers your state's license law, commission rules, disclosures, and local practices. For a deeper breakdown of the shared concepts, see our guide to the national portion of the real estate exam.

How hard is the PSI real estate exam?

The PSI real estate exam is challenging but very passable, and difficulty comes down to preparation, not the vendor. PSI leans on scenario-based questions that make you apply concepts, not just recite definitions.

The scenario questions are where unprepared people slip. A question won't ask "what is an agency relationship." It'll describe a messy situation and ask what the agent should do. You beat that style by practicing it, not by memorizing flashcards. Our breakdown of the hardest part of the real estate exam shows exactly where people lose points.

How do you pass the PSI real estate exam?

You pass the PSI real estate exam by learning the format, drilling PSI-style practice questions under time, and studying your misses first. Preparation beats raw intelligence here every time.

  1. Master the math. It's a small set of formulas (commission, loan-to-value, proration, area) that repeat. Drill them until the setup is automatic.
  2. Practice in the PSI format. Use timed, scenario-based questions so test day feels familiar. Take a real estate practice exam and keep going until you score 80% or higher.
  3. Follow a plan. Grab our free 30-day study planner, built for the PSI national portion, and study a little each day instead of cramming.
  4. Read carefully. Watch for "except," "not," and "all but." One missed word flips the answer.

Takeaway

The PSI real estate exam rewards preparation you can plan for: known format, known topics, known question styles. Learn the structure, practice in that format, and fix your weak spots before test day instead of discovering them on it.

TL;DR: The PSI real estate exam is the computer-based licensing test used by many states, split into a national portion (about 80 to 100 questions) and a state portion (about 30 to 50). Most states require roughly 70% on each. Learn the format, drill PSI-style questions, and study your weak spots. Start with a free real estate practice exam, then our exam prep crash course.
