New Hampshire Real Estate Exam Details
To help you prepare for the New Hampshire real state exam, we included information on how to schedule your exam, the exam’s format, and what you’ll be tested on. Now, all that's left to do is study with the best exam prep in the nation!
The New Hampshire real estate exam is administered by PSI. Candidates may schedule an exam by visiting the following website or by calling PSI at 855-340-3711.
Current process time: Applications are typically processed within 5-10 business days.
Salesperson Exam
- Applicants must be at least 18 years of age and:
- Must complete 40 hours of pre-license education
- Must complete a license application form Salesperson Application and mail to: Office of Professional Licensure and Certification: 7 Eagle Square, Concord, NH 03301
- Must submit fingerprints for a criminal background check; submit along with $25 fee to the New Hampshire Department of Safety, Division of State Police
- Must successfully pass the real estate exam
- Must pay exam fee ($155) and license fee ($90)
Broker Exam
- Applicants must be at least 18 years of age and:
- Must complete license application form Broker Application and mail to: Office of Professional Licensure and Certification: 7 Eagle Square, Concord, NH 03301
- Must complete 60 hours of pre-license education
- Must provide proof of working as an active real estate salesperson for at least 1 year within 5 years from the date of application for licensure OR have at least 2000 part-time hours as a licensed salesperson in New Hampshire. Proof of experience must be provided by an active principal broker.
- Must complete the real estate transaction verification form with at least 6 separate real estate transactions
- Must successfully pass the real estate exam
- Must submit fingerprints for a criminal background check; submit along with $25 fee to the New Hampshire Department of Safety, Division of State Police
- Must submit a surety bond in the amount of $25,000 if the applicant is applying for an active principal or managing broker license
- Must pay exam fee ($170) and license fee ($110)
Salesperson Examination: The exam consists of a national portion and a state portion. The national portion includes 80 questions and candidates have 150 minutes to complete it. The state portion includes 40 questions and candidates have 90 minutes to complete it.
Broker Examination: The exam consists of a national portion and a state portion. The national portion includes 75 questions and candidates have 150 minutes to complete it. The state portion has 40 questions and candidates have 90 minutes to complete it.
The real estate exam is multiple-choice and is given on a computer. It can be taken at the following locations: Concord, Manchester, Nashua, and Portsmouth.
The following categories are featured on both the Salesperson and Broker Licensing Exam. The percentages show the make-up of how many questions you should expect to see from each category.
The national portion of the exams covers the following topics:
- Agency relationship and contracts (Salesperson 13%; Broker 11%)
- Real property ownership/interest (Salesperson 8%; Broker 10%)
- Valuation and market analysis (Salesperson 7%; Broker 7%)
- Finance (Salesperson 10%; Broker 8%)
- General principles of agency (Salesperson 13%; Broker 11%)
- Property disclosures (Salesperson 6%; Broker 7%)
- Contracts (Salesperson 17%; Broker 18%)
- Leasing and property management (Salesperson 3%; Broker 5%)
- Transfer of title (Salesperson 8%; Broker 7%)
- Practice of real estate (Salesperson 13%; Broker 14%)
- Real estate calculations (Salesperson 10%; Broker 8%)
The state portion of the exam covers the following topics:
- The Real Estate Commission (3 items)
- Licensure (5 items)
- Regulations of licensee conduct (11 items)
- Regulation of agency conduct (11 items)
- New Hampshire Principles and Practice (10 items)
The broker simulation examination covers the following topics:
A.) Primary issues. These include:
- Agency relationships and property representations
- Fair Housing and other governmental regulations
- Handling money
- Training and supervision of licensees
- Plus one primary issue varying by examination form
B.) Section topics, including:
- Agency
- Contracts
- Freehold and leasehold
- Property management
- Finance
- Government regulations and private restrictions
- Description and measurement
- Valuation
- Conveyance
- Calculations
- Ethical behavior
C.) Property types
- Residential
- Commercial
- Property management
- Plus two property types varying by examination form
The state-specific portion of the multiple-choice exams for brokers covers the following topics:
- The Real Estate Commission
- Licensure
- Regulations of Licensee Conduct
- Regulation of Agency Conduct
- New Hampshire principles and practice
Salesperson Examination: A passing score is 84 points or higher.
Broker Examination: A passing score is 84 points or higher.
All candidates are required to bring 2 forms of identification to the exam site. One must be a valid, government-issued identification which includes a signature and photograph. The secondary identification must include a signature and the applicant's preprinted legal name.
Primary forms of identification can be any of the following:
- State issued driver's license
- State issued identification card
- US government-issued passport
- US government-issued military identification card
- US government-issued alien registration card (This does NOT require a signature)
Secondary identification can be any of the following:
- Credit card (must be signed)
- Debit card (must be signed)
- Wholesale store card (must be signed)
