Nebraska Real Estate Exam Details
To help you prepare for the Nebraska real state exam, we included information on how to schedule your exam, the exam’s format, and what you’ll be tested on. Now, all that's left to do is study with the best exam prep in the nation!
The Nebraska real estate exam is administered by Pearson VUE. The quickest way to schedule the exam is by visiting the website. First-time test-takers will need to create an account. Candidates may also schedule their exam by calling 855-834-8748.

Salesperson Exam
- All applicants must be at least 19 years of age and:
- Must have a high school diploma or GED
- Must apply online here.
- Must provide proof of having completed 60 hours of pre-license education
- Must submit a fingerprint card for a criminal background check (fingerprints will be submitted to Nebraska State Patrol)
- Must have a passport-type photograph that is at least 2”x2”taken within the last year
- Must be authorized by the Nebraska Real Estate Commission to sit for the exam
- Must provide proof of having obtained errors and omissions insurance
- Must successfully complete the license exam and submit original score reports
- Must pay exam fee ($150) and license fee ($135)
Broker Exam
- All applicants must be at least 19 years of age and:
- Must have a high school diploma or GED
- Must apply online here.
- Must provide a current Criminal History Report Approval of Application
- Must have a passport-type photograph of at least 2”x2” taken within the last year
- Must provide proof of having completed 60 hours of pre-license education, in addition to the education required for the salesperson license
- Must have 2 years of experience as a full-time salesperson (or part-time equivalent)
- Must provide proof of having obtained errors and omissions insurance
- Must successfully complete the license exam and submit original score reports
- Must pay exam fee ($150) and license fee ($135)
Salesperson Examination: The exam consists of a national portion and a state-specific portion. The national portion has 80 questions and candidates have 150 minutes to complete it. The state portion has 50 questions and candidates have 90 minutes to complete it.
Broker Examination: The broker exam consists of a national portion and a state-specific portion. The national portion has 80 questions and candidates have 150 minutes to complete it. The state portion has 50 questions and candidates have 90 minutes to complete it.
The exam consists of multiple-choice questions and is given by computer. The exam can be taken at any of the following locations: Lincoln, North Platte, Omaha, and Scottsbluff.
The following categories are featured on both the Salesperson and Broker Licensing Exam. The percentages how the make-up of how many questions you should expect to see from each category.
The national portion of the exam covers the following topics:
- Property ownership (Salesperson 8%; Broker 10%)
- Land use controls and regulations (Salesperson 5%; Broker 5%)
- Finance (Salesperson 10%; Broker 8%)
- Valuation and market analysis (Salesperson 7%; Broker 7%)
- General principles of agency (Salesperson 13%; Broker 11%)
- Property management (Salesperson 3%; Broker 5%)
- Real estate calculations (Salesperson 10%; Broker 8%)
- Contracts (Salesperson 17%; Broker 18%)
- Practice of real estate (Salesperson 13%; Broker 14%)
- Transfer of Title (Salesperson 8%; Broker 7%)
The state-specific portion of the multiple-choice exams covers the following topics:
- Duties and powers of the Real Estate Commission
- Licensing requirements
- Statutory requirements governing the activities of licensees
- Additional requirements
The broker simulation examination covers the following topics:
A.) Primary Issues:
- Agency relationships and property representations
- Fair Housing and other governmental regulations
- Handling money
- Training and supervision of licensees
- Plus one primary issue varying by examination form
B.) Section Topics:
- Agency
- Contracts
- Freehold and leasehold
- Property management
- Finance
- Government regulations and private restrictions
- Description and measurement
- Valuation
- Conveyance
- Calculations
- Ethical behavior (must be incorporated into at least 4 problems)
C.) Property types:
- Residential
- Commercial
- Property management
- Plus two property types varying by examination form
Salesperson Examination: A passing score on the national portion of the exam is 60 or higher and 38 or higher on the state portion.
Broker Examination: A passing score on the national portion is 60 points or higher and 38 points or higher on the state portion.
All candidates are required to provide 2 forms of identification. One must be a valid form of government-issued identification that includes the candidate's photograph and signature. The second identification must have the candidate's signature and preprinted legal name.
The primary form of identification can be any of the following:
- State-issued driver's license
- State-issued identification card
- US government-issued passport
- US government-issued military identification card
- US government-issued alien registration card
The secondary form of identification can be any of the following:
- Credit card (must be signed)
- Debit card (must be signed)
- Wholesale store card (must be signed)
Additionally, applicants are required to bring proof of pre-license education and a non-scientific calculator.
