Idaho Real Estate Exam Details
To help you prepare for the Idaho real state exam, we included information on how to schedule your exam, the exam’s format, and what you’ll be tested on. Now, all that's left to do is study with the best exam prep in the nation!
Applicants can register online to take the Idaho Real Estate Exam online by clicking here.
Applicants will need to create an account with the Idaho Real Estate Commission to complete the licensure process.
Current processing time: Processing typically takes a minimum of 10 business days.
Salesperson Exam
- An applicant must be at least 18 years of age and:
- Must have a high school diploma or equivalent
- Must create an account and register with the Idaho Real Estate Commission online services
- Must successfully complete the real estate examination
- Must have fingerprints taken at a Pearson VUE test center authorized for Idaho fingerprints.
- Must successfully complete pre-license classes (Module 1 and Module 2)
- Must successfully pass the real estate exam
- Must obtain Errors & Omissions insurance. The Real Estate Commission has a group policy available through Rice Insurance Services Co. Whether E&O insurance is obtained in this way or under a firm policy at a brokerage, a policy must be in place before a real estate license can be activated
- Must complete the Salesperson License Application Form
- Must pay the exam fee ($85) and the application fee ($160)
Broker Exam
- An applicant must be at least 18 years of age and:
- Must have a high school diploma or equivalent
- Must create an account and register with the Idaho Real Estate Commission online services
- Must successfully complete the real estate examination
- Must have fingerprints taken at a Pearson VUE test center authorized for Idaho fingerprints.
- Must successfully complete prelicense classes (Brokerage Management, Real Estate Law, plus two electives from this list: Valuation & Analysis, Finance, GRI 101/102, GRI 201/202, or CCIM courses CI 101, CI 102, CI 103, or CI 104)
- Must successfully pass the real estate exam
- Must obtain Errors & Omissions insurance. The Real Estate Commission has a group policy available through Rice Insurance Services Co. Whether E&O insurance is obtained in this way or under a firm policy at a brokerage, a policy must be in place before a real estate license can be activated
- Must complete the application form
- Pay the exam fee ($85) and license fee ($160)
Applicants who are opening a new office as a Designated Broker must also:
- Complete the IREC Business Conduct & Office Operations (BCOO) course within the 3 years immediately preceding the application date
- Register the applicant's entity and DBA name with the Idaho Secretary of State
- Obtain E&O insurance for your business entity (not required for sole proprietorship)
- Submit your application and in addition the appropriate Company application and fee
- Submit a Trust Account Notification form
Salesperson Examination: The exam consists of 80 general practice questions and 40 state-specific questions.
Broker Examination: The exam consists of 80 general practice questions and 50 state-specific questions.
Exams are given on a computer and candidates will have 4 hours to complete the exam.
There are five primary testing locations in Idaho: Boise, Coeur d'Alene, Nampa, Pocatello, and Twin Falls. Candidates may also take the exam in Spokane, Washington.

Because there are different versions of the real estate exams and all exams have different questions with varying degrees of difficulty, a method known as equating is used to determine grades. This is done so that no candidate has an unfair advantage or disadvantage. The examination score is reported as a scaled score on a scale of 0-100.
Salesperson Examination: A passing score is 70 or higher.
Broker Examination: A passing score is 75 or higher.
All candidates must present 2 forms of current signature identification. The primary identification must be government-issued, photo-bearing, and include a signature. The secondary identification must include a signature. The name on both the primary and secondary identification must match the name on the exam registration. Primary identification can include any of the following:
- Government-issued driver's license
- US Department of State Driver's license
- Learner's permit
- Passport
- Passport card
- Military ID
- Military ID for spouses and dependents
- Alien registration card
Secondary ID can be any of the following:
- Social Security card
- Debit/Credit card
- Any form of ID on the Primary ID list
Candidates should also bring a non-scientific calculator.
