Connecticut Real Estate Exam Details
To help you prepare for the Connecticut real state exam, we included information on how to schedule your exam, the exam’s format, and what you’ll be tested on. Now, all that's left to do is study with the best exam prep in the nation!

PSI Licensure: Certification

All applicants for the Salesperson examination must be pre-certified by PSI before they will be allowed to take the exam.
Current Processing Timeframes: Applications are typically processed in roughly 2 weeks.
Salesperson Exam
An applicant must be at least 18 years of age and:
- Must have applied for and been approved for Examination Eligibility by PSI
- Must have completed at least 60 classroom hours of Real Estate Principles and Practices
- Must pay exam fee of $59
- Must have submitted course certificates directly to PSI
Broker Exam
An applicant must be at least 18 years of age and:
- Must have completed at least 60 classroom hours of Real Estate Principles and Practices
- Must have completed 15 classroom hours in Real Estate Brokerage Principles and Practices
- Must have submitted course certificates directly to PSI
- Must provide proof of legal residence in the US
- Must complete 2 15-hour pre-license elective courses or 1 30-hour pre-license Appraisal course OR evidence of successfully completing at least 20 real estate transactions in the previous 5 years
- Must have been licensed as a salesperson for at least 3 years
- Must pay exam fee of $59
Salesperson Examination: The national portion of the exam consists of 80 questions and the candidate has 120 minutes to complete this portion. The state portion consists of 30 questions and the candidate has 45 minutes to complete the exam.
Broker Examination: The national portion of the exam consists of 75 questions and the candidate has 120 minutes to complete this portion. The state portion consists of 35 questions and the candidate has 45 minutes to complete that portion.
Both exams are made up of multiple-choice questions and are given on a computer. Both exams are given at West Hartford, Auburn, and Milford.
The national portion of the exam consists of the following sections:
- Property Ownership
- Land Use Controls and Regulations
- Valuation and Market Analysis
- Financing
- General Principles of Agency
- Property Condition and Disclosures
- Contracts
- Transfer of Title
- Practice of Real Estate
- Real Estate Calculations
- Specialty Areas: Subdivisions, Commercial, Industrial, and Income Properties
The state-specific portion consists of the following sections:
- Connecticut Real Estate Commission and Licensing Requirements
- Connecticut Laws Governing the Activities of Licensees
- Connecticut Real Estate Agency
- Connecticut-Specific Real Estate Principles and Practices
For the Broker Exam Only:
- Record keeping
- Escrow accounts
- Brokers lien
- Notice of Commission Rights in Commercial Transactions
- Cooperation with Out-of-State Brokers
- Interstate land sales
- Mortgage brokerage fees charged by brokers
- Real properties securities/syndication
Salesperson Examination: Candidates must correctly answer at least 70% of the questions.
Broker Examination: Candidates must correctly answer at least 75% of the questions.
All candidates must provide 2 forms of identification. One must be a valid, government-issued identification which bears the applicant's signature and photograph. This can include the following:
- Driver's license
- State ID
- Passport
- Military ID
The second form of identification must include the applicant's signature and preprinted legal name. All forms of identification must match the name on the Examination Registration Form and the Registration Confirmation Notice.
